Dear Harbour Links Owner:
Your Board of Directors would like to take this opportunity to present a mid-year report for your information.
As you know, we spent the first 3 months of 2008 completing the last phase of painting of twelve buildings. This has been an ongoing project for the past 3 years. Spectrum Contracting did an excellent job of cleaning, waterproofing and painting and we are pleased with the outcome. It should be a number of years before we are faced with a project of this size again.
The pool furniture was totally refurbished with new strapping and powder coated paint. We also replaced the ground lights around the pool area with a sturdier model that uses LED bulbs. We expect many years of service from these lights.
We have purchased one new grill for the pool area and anticipate the purchase of a second grill later in the year. The grill is stainless steel with ceramic burners. It is quite an upgrade from what we previously had. Our hope is that the folks who enjoy grilling will be pleased.
Trimming of all the palm trees was completed the second week of July.
We have also moved forward with the replacement of 3 driveways that were deteriorating as well as refurbishment of the street pavement on Harbour Links Ct. These projects are expected to be completed by mid-August.
We are in the middle of hurricane season. We urge everyone to be sure that your condo has been prepared. That would include removing all furniture and decorations from your lanais as well as any items at the "A" unit front doors. If you are not here, arrangements should be made with a trusted neighbor or a house sitter to systematically check on your condo.
Numerous changes have been made to the Florida condominium statute which will become effective on October 1, 2008. One change that will impact us this year is with regard to term length of board members. Currently we have a staggered system to insure that we always have at least 2 board members serving that have "history". The statute will change to only allowing 1 year terms. The provision has been made to "opt out" of this. In order to "opt out" we will need to have a special mailing and meeting in the October-November time frame in order to have a vote of the membership to decide if we will stay with staggered terms or go to 1 year terms. Necessary mailing instructions and notice will be sent at the proper time later in the year. We ask your prompt participation and reply to this request once it is received.
Budget preparation time is right around the corner. Through the balance of the summer we will be working diligently to put together a smart budget for Harbour Links. We again anticipate holding a budget workshop in the fall so that interested membership can share their thoughts and concerns with the Board with regard to the 2009 budget.
